Water Certificates of Compliance when there is no water
If DAY ZERO arrives we are set for a lot of fun and games. Here is another complication.
As we all know, if a seller's property falls under the City of Cape Town, one of the seller's obligations in the transfer process is to obtain a Water Certificate of Compliance. But such a certificate can only be issued if the plumber has inspected the property when there is a supply of running water available. Therefore, if we run out of water, the certificate will not be able to be issued, and this will then complicate and delay the transfer. We therefore recommend that sellers immediately arrange for the issue of the Water Certificate of Compliance once the property has been sold, and before DAY ZERO arrives.
